Deterministic scoring
How it works
Upload a scan of the list nepokretnosti or enter the cadastral municipality and sheet number — we can retrieve the register data for you.
Our engine extracts ownership, encumbrances, building notes and cross-checks the arithmetic — then assigns a deterministic risk score from 0 to 100.
A structured HTML report in your chosen language — risk verdict, ranked findings, ownership table and register excerpts you can forward to your lawyer.
Inside the report
Not a raw register dump — a structured assessment with plain-language explanations of what each entry means for your transaction.
A single 0–100 score with a plain-language summary: should you pause, negotiate, or proceed?
Critical, serious and attention items — each with context on what it means and what to do next.
Who owns what share, how titles reconcile, and whether the seller matches the register.
Mortgages, easements, pending procedures — with amounts and creditors where recorded.
Cadastral identifiers, parcel geometry and spatial-plan context when available in public records.

Three anonymised specimen reports from real register layouts — open any sample in full before you order.
Who it is for
You found a villa on the coast but the list nepokretnosti is in Montenegrin legalese. Get a report in English, Russian or German before you wire a deposit.
A structured first pass on the register data — findings ranked by severity, verbatim register quotes, cross-checks already done. You focus on the deal, not re-typing the sheet.
Send a Listar report with the listing so serious buyers see you take due diligence seriously — same deterministic score every time they re-check.
FAQ
A structured due diligence report on one Montenegrin property sheet: risk score, ranked findings, ownership and encumbrances explained in plain language — based on public register data, delivered as a self-contained HTML file.
Neither. Listar is our own analysis document. For the official signed extract you need the cadastre portal and your eID. Our report helps you decide whether to involve a lawyer and what to ask them.
If you upload your own property sheet (Path A), turnaround is typically minutes. If we retrieve the register for you (Path B), allow one business day. You receive a link by email either way.
If the register cannot be read or the sheet does not match, we mark the order UNFULFILLABLE and refund you in full automatically — you do not need to ask. This is stated before payment, not buried in fine print.
Either a scan/PDF of your list nepokretnosti, or the cadastral municipality and sheet number so we can retrieve it. Your email and the language you want the report in.
The report itself: English, Russian, German, Montenegrin, Serbian (Cyrillic) and Polish. The website and status emails follow the language you order from; you can open samples in any language before paying.
Facts never originate in a language model. Our scoring engine is deterministic: identical register data always produces the same risk assessment.

Upload your property sheet or give us the cadastral reference — we retrieve the records, verify the data, and deliver. If the register cannot be read, you pay nothing.
